Michelle visits your home, assesses its rental potential, and recommends weekly rates based on size, location, waterfront access, and amenities. No obligation.

You Set Your Schedule

Block out the weeks you want for personal use. We fill the rest with vetted guests. Most owners rent 10–14 weeks per summer season (Memorial Day through Labor Day).

We Handle Everything

From the first inquiry to checkout — bookings, leases, deposits, guest communication, cleaning coordination, lockbox codes, and on-call support. You don't lift a finger.

You Get Paid

Guests pay by check. We collect deposits at booking and balances before arrival. At season's end, you receive a detailed statement and your net payout — transparent to the penny.

Owner FAQ

What does Yankee Pedlar charge?
Our commission is 15% of gross rental income. That covers full-service management — bookings, guest communication, lease handling, cleaning coordination, and season-end accounting. There are no hidden fees, setup costs, or monthly minimums.
How does pricing work?
Rentals are per-week, Saturday to Saturday. We set peak and off-peak weekly rates based on your property's size, location, amenities, and waterfront access. Multi-week bookings are priced per-week. We know what the market will bear — our rates are based on 30+ years of local data.
What are the fees guests pay?
Guests pay the weekly rental rate plus NH Rooms & Meals tax (8.5%), a $100 admin fee, and a property-specific cleaning fee. A security deposit is held and returned after checkout. These fees are standard for the area and don't come out of your share.
Can I still use my property?
Absolutely. You block out your owner-use weeks at the start of the season. We work around your schedule and fill the remaining weeks with paying guests. Many owners keep a week or two in July and let us book the rest.
How do I get paid?

What if something breaks during a guest's stay?
We're local — our office is on North Main Street in Wolfeboro, minutes from every property we manage. If a guest calls about a plumbing issue at 8 PM on a Saturday, we drive over. We coordinate with local contractors and keep you informed.
What kind of property works best?
Waterfront and water-access homes on Lake Winnipesaukee and nearby lakes do best. Dock access, sandy beach, and good sleeping capacity (6+) are the strongest demand drivers. But we manage a range of properties — from cozy 2-bedroom cottages to large family homes sleeping 14+.
When should I start the process?
Ideally before spring. Many returning guests book their summer weeks in January and February. The earlier your property is listed, the more of the prime season we can fill. But we accept new properties year-round.
